Distinguishing Features of the Work

Directs the Division of Real Estate in acquiring and/or constructing properties and facilities for the Department through purchase or lease and management of these properties after acquisition.

Examples of duties characteristic of positions in this class:

  1. Plans for space requirements of the department.
  2. Negotiates and coordinates property acquisitions; supervises construction of buildings for purchase or lease by department; conducts negotiations to acquire property and buildings either through lease or purchase for retail outlets; makes recommendations concerning desirability of lease renewals; conducts studies to determine desirability of lease renewals; serves as liaison between ABC Department, lessors and prospective lessors.
  3. Maintains functions necessary for maintenance of departmental facilities and equipment.
  4. Conducts research and plans for improved retail outlet facilities.
  5. Supervises work of architectural and engineering firms commissioned to design and construct facilities for the department.
  6. Through supervisory personnel, directs work of divisional employees; responsibilities include employment, training, performance evaluation and discipline.
  7. Operates Division of Real Estate within prescribed budget.

Qualification Standards

Graduation from an accredited college or university with major studies in engineering, business, public administration or related fields and four years of related experience, two years of which must have been in a responsible administrative or supervisory capacity. Additional experience may be substituted for education on an equivalent time basis.

Thorough knowledge of real estate matters, leases and property acquisition; considerable knowledge of building construction and maintenance; ability to deal effectively with landlords, contractors and contractual service operators.
